Rates and conditions can change daily on the VDV CONSEIL website; the rates schedule is immediately amended according to the new market conditions. Always check the date of updates on the websites you visit.

Lower rates and cheaper insurances with the following plans:

Fixed for 13 years instead of 15 years
Fixed for 18 years instead of 20 years

Some plans are not online as they do not work with the calculator.

Examples :

Fixed monthly repayment “accordion” option A.B.C. conditions:
In the event of a rates reduction, the initial period will decrease; in the event of a rates increase, the period can increase.
15-18 = 15 years at the start + maximum of 3 years
20-25 = 20 years at the start + maximum of 5 years
25-30 = 25 years at the start + maximum of 5 years
– fixed term (bullet)
– equal repayment of capital

Comments:
For credit with 1/1/1 revision, the legal maximum variation is limited to +1% after one year and +2% after 2 years; the maximum cap can therefore only occur after 3 years.
“Accordion” option: with each rate variation, you have the option of extending or shortening the initial term.

For a young couple buying property for the first time (a flat, for instance) and who intend reselling it after a few years, a 5/5/5 or 10/5/5 plan is better than a fixed rate.

125% Mortgage loan, several plans

Credit-life insurance in the event of death and fire insurance

We do not have a calculator online as everybody’s circumstances are different. Please fill in the quotation request forms and you will then receive all the information.

Possible flexibility with certain organizations:

Extending or shortening the current loan term
Changing the current loan’s repayment method
Changing from a variable-rate plan to a fixed-rate plan or vice versa
Deferral of the current loan’s capital
Refinancing of outstanding debt expected from the start to 120 or 150%

CONDITIONS – Legends and explanations:

Terms for granting and obtaining the best rate: none = total freedom in terms of insurances and banking relationship
– A = domiciliation of income
– B = credit-life insurance in the event of death
– C = fire insurance, family insurance
– D = first home, maximum of €260,000, maximum of 20 years, cost/income ratio 40% max., €2,000 available after payment of loan costs, rate + 0.80% with no income domiciliation.
– E = Depending on income, age and occupation. Conditions on request.
– G = account savings or retirement savings commitment
– H = excellent records, disposable income of €2,000 after loan costs, cost/income ratio of 33% maximum, 2 credit-life insurances in the event of death (+0.10 % if only one credit-life insurance, +0.20 % with no domiciliation of income)
– J = purchase in Flanders only + purchase and loan amount limitation (between €213,000 and €282,000) depending on region and number of dependents.

Loan-to-value: Relationship between the loan amount and monetary value of the property.
